Every commercial building gets an individualized package built to fit that customer's needs and budget. What that includes depends on the building, so here is the plain version.
In a commercial window clean:

What determines your price
Commercial work is quoted on what is actually on the building, not off a formula. There is no published commercial price for the same reason there is no standard commercial building. When we put your quote together, this is what we are counting:
- How many windows , and how many of them you want done inside as well as outside
- What floor they are on — ground floor through the upper stories
- What kind of windows they are — picture windows, double-hung and casement windows, and French windows, which are counted by the pane
- Whether there are screens
- Skylights and transoms
- How often you want it done — recurring routes are priced below one-time cleans
- How we can safely reach the glass — ladder, water-fed pole, lift or rope descent
Every window has two sides, and they are priced separately. A window is a piece of glass that touches the outside air. If you can see it walking around the outside of the building, it is a window, and its exterior face and its interior face are two different pieces of work — so you can have the outside only, or both.
Interior office glass works the other way. A pane that separates two offices does not touch outside air, so it is priced as one line item that covers both sides. Nobody wants one side of a glass wall clean.

Cleaning on a schedule that fits your business
We are professional and accustomed to working around your customers and your office staff. If you run a furniture store, we are not going to make you open early for us — we will work around the people in your building. On request we will run your route before you open or after you close, which is usually the right answer for a restaurant with window seating, where people are sitting against the glass all day.
We can put your store or office on a twice-monthly schedule, or monthly if that fits the budget better. We also do quarterly, biannual and one-time cleans, and quarterly and biannual schedules come with a discount. Any schedule can be changed or cancelled at any time.

Multi-story and high-rise work
Where it is the right tool for the job, we use water-fed pole systems on multi-story buildings. They reach the upper glass from the ground and dry clear and streak-free. Stuck-on residue gets cleaned by hand.
If the glass cannot be reached safely from the ground, it is rope descent or a lift, and that is our high-rise service — a different discipline with its own safety plan and its own crew training.
Hard water and mineral removal
Yes, we can remove it. Hard water staining is a buildup of minerals left on the glass — from water hitting it, usually sprinklers, or from years of the windows not being cleaned. We remove it with chemicals and methods made for the job. It does not work on every pane: we give you a price upfront and tell you if it will not work, because charging you for a treatment that does nothing would not be right. Where it does work, we can restore glass that would otherwise have been replaced. Glass restoration and mineral removal are the same work under different names.
Regular cleaning prevents it. If the glass is cleaned on a schedule, the buildup never reaches the point where you are paying extra to have it taken off.
Mineral prevention
A large part of our service is educating our commercial customers on why the buildup occurred in the first place. This is a free service we gladly offer to our commercial clients with any service. If the stains can be prevented from building up in the future, then subsequent treatments can be avoided. This alone can and does save you hundreds of dollars over the years. Stopping mineral stain buildup in the first place is key in preventing long term damage to your glass.
If you have a good lawn guy, or maintenance man, asking him or her to turn down the sprinklers on the outside of your building is the first step. If this is not a fitting solution for your water problems, then you may need one of the service professionals to adjust the water pressure on each hose line running to the sprinkler heads. This is a good long term solution to over-spraying sprinklers. Often times commercial companies will leave the pressure at the highest setting and install fewer sprinkler heads. This can be remedied by installing the proper amount of sprinklers and adjusting the lines to prevent mineral stain build up on your windows.

Because buildup removal is more expensive than our normal package we offer a satisfaction guarantee. This service does not work on all commercial window panes, so for us to charge you for something that doesn't work just wouldn't be right. So we just won't do that!! We will give you a price upfront, and expect great results from our products and solutions because they do work about 85% of the time. The other 15% we unfortunately just have to inform you that your glass is damaged beyond repair. That is a horrible feeling, but this is the reason why we stress the importance of having proper sprinkler settings and automatic hose placement that is thought through so as to prevent hearing “We're sorry, ma'am, your sprinklers ruined them all”.
