Which package fits your home
- Windows with screens — Plus One or Full Clean. If you take Plus One, screens should be the pick.
- No screens, picture or casement windows — In-N-Out or Outside Only.
- No screens, double-hung windows — Plus One, and use the pick on track cleaning.
If your home has screens, In-N-Out usually isn't the right choice, because we will not take dirty screens off, clean your glass and put the dirty screens straight back — the first rain pulls that dirt onto the clean glass. If you want In-N-Out anyway we will take the screens off and stack them in your garage rather than clean them, and we confirm that with you when we quote.
Screens are priced into the package, not added on. If your home has no screens you were never charged for them, and there is no discount for something your home doesn't have.
How your estimate works
Every home is quoted on the home itself. What we count is the number of windows, what kind they are (double-hung or casement, picture windows, French panes), how high they sit and what it takes to reach them, whether they open, whether they have screens, and whether there are skylights. That is also why French and divided-light windows are quoted differently — each pane is cleaned individually, so a house full of them is a much bigger job than the window count suggests.
Many estimates can be done without a visit. If there is something we cannot see from the outside — screens are the usual one — we include it in the estimate and confirm it with you by email before anything is booked, so there is no surprise on the invoice.
Estimates are free, residential work carries a service minimum of $185, and the pricing on your sheet is honored for the rest of the current year.

Recurring service — quarterly or twice a year, at a discount
We recommend quarterly or biannual service for most homes, and recurring schedules come with a discount off the one-time price. On a regular schedule the pollen and grime stay under control and you don't have to remember to call. Any schedule can be cancelled at any time.
We also do one-time cleans — for a move, or after construction. After a build or a remodel we remove paint overspray, adhesive and sticker residue, sealant smears and drywall dust to bring the glass back to clear, and that work is best scheduled within a week or two of completion. How we clean your windows
Using professional-grade solution, tools and methods, we clean the interior and exterior of your home's glass. We build our solution with high-grade commercial products, because they do not produce the hazy film often left behind by traditional glass washing products. It is eco-friendly and safe around kids and pets. Our leadership team tests and researches the products and methods we use, which is why we make our own solution rather than reaching for what's on the shelf.
The equipment used by our crews includes a variety of tools. The most important is a strip washer, which applies soap and cleans the surface of the glass with microfiber bristles; a squeegee with replaceable rubber to remove all of the soap and dirt; and 100% cotton micro-weave towels to wipe the edges of the glass, leaving no solution or lint behind.
We have had numerous customers ask us why we use a swirling motion with the squeegee rather than pulling straight down from the top to the bottom edge of the frame. Besides looking fancy, which fits in here in Nashville, it is actually an important part of properly providing this service, because far less water is left on the glass by using the fanning or butterfly method. Now no streaks are left behind, just a clear sparkling view.
Track cleaning is included in Full Clean, and it is one of the choices on Plus One. Years of bugs and dirt can build up in your window tracks and become very unsightly. We are happy to vacuum and wipe them out while we're in your home.
What we mean by each part of the window
- Sill
- — the ledge inside your home, in front of the window. Cleaning the glass drips water on it, so we wipe it before we walk away, on any package that goes inside.
- Frame
- — the surround on the outside of the glass. We wipe drips off it no matter what; frame cleaning as a service means a detailed wipe-down that gets cobwebs, mold and anything else off it.
- Track
- — where the window opens. Vacuumed out where we can, then wiped with a cloth.
Screens
On any package that includes screens — Outside Only, Full Clean, or Plus One if screens are your pick — we remove them all first and stack them to be washed. We clean them by hand using our non-toxic soap solution, washing them as needed, then rinsing and drying them before they go back on your windows.
Much of the dust and pollen that ends up in your house blows in through the windows. If your home has screens, having them washed along with the glass matters for two reasons: your screens act as a light filter for outside allergens and should be brushed out regularly; and when it rains, the raindrops first hit the screen then the glass behind it, bringing any dirt on the screen onto your freshly cleaned glass.
The other option some of our Nashville customers choose — usually the ones selling their house or listing it on the MLS soon — is to have us take the screens down to be stacked and stored in the garage or in a crawl space, to make the home more aesthetically pleasing.
Multi-story homes and hard-to-reach glass
We clean upper floors with water-fed poles from the ground wherever a ladder isn't the right tool for the house, which also covers homes with a lot of French windows, and we bring the tall ladder when a home needs it. Our crews are safety trained before they go up.
Skylights and transom windows are cleaned too, and are quoted with the rest of the home. Hard water spots — the mineral deposits left by sprinklers hitting the glass, or built up over years without cleaning — are a paid add-on when a home has them. Where we can see it when we quote, it is priced with the rest of the estimate.

What's included in a residential window cleaning?
Every package includes the outside of your glass; inside glass, sills, screens, tracks and frames depend on which package you pick, and the table near the top of this page shows what is in each one.
Is this safe for a multi-story home?
Yes. We use water-fed poles and extension equipment for upper floors, and our crews are safety trained before they go up.
Do you clean screens by hand?
Yes. On the packages that include screens, they come off, get washed with a non-toxic soap solution, rinsed, dried, and reinstalled.
Do you clean storm windows?
No. Storm windows are not a service we offer.
What if it rains?
If it isn't raining, we do the job as scheduled. In light rain we carry on, because the inside work can be done during showers and the outside work in between them. We don't work in heavy rain — when that happens the outside work is rescheduled as soon as we can, usually within two or three days, and all inside work is completed as scheduled so your calendar isn't disrupted.
