What the terms mean
We use three words that sound similar and are not.
- Sill — the interior ledge in front of the window. Cleaning the inside of the glass drips water onto it, so the sill gets wiped on every package that goes inside. That is not an upcharge, it is finishing the job.
- Frame — the exterior surround around the glass, wood or metal. We wipe incidental drips on any job. Frame cleaning as a service means a detailed wipe-down — cobwebs, mold, and whatever else has collected in the corners.
- Tracks — the channel a window slides in, if it opens. Bugs, grit and leaf litter collect there. We vacuum the track out and then wipe it.
Screens are priced in, not added on
If your home has no screens, you are not paying for screens. Our estimator accounts for what your house actually has before the number reaches you, which also means there is no discount for a component you do not have — it was never in the price. If we are bidding from photographs and cannot see whether you have screens, we mark the estimate as including them and confirm it with you by email before the crew comes out.
What Sets Your Residential Price
There is no per-window price list, because two houses with the same number of windows can be genuinely different jobs. Here is what our estimator is actually counting.
- How many windows, and what kind. Picture windows, double-hung and casement windows, and French-style panes are all counted differently, because they take different amounts of time. French panes are counted per pane.
- How high they are. Ground floor, second story, third story. Height changes the ladder, and sometimes it changes the method.
- Screens, and how many.
- Skylights and transoms. These are cleaned where your home has them and are included in your quoted price rather than billed separately. They are easy to miss from the ground, so tell us about them when you call — it is a common reason a quote has to be revised later.
- How we can reach the glass. A 16, 24, 32 or 40-foot ladder, a water-fed pole, or rope access, depending on the building.
- Which package you pick , from the four above.
Camelot has a residential service minimum of $185, so a very small job is quoted at that minimum rather than by the window.
Gutter Cleaning
Gutter cleaning is the one service where we work from a published price chart rather than a per-job estimate, because homes fall into a small number of shapes and we can price them honestly in advance.

What decides the gutter price
Your home's height — one, two or three stories — and whether it is a simple square footprint or a larger, more complicated floor plan. Then which of the three options you choose. Three-story work runs off a 40-foot ladder with safety-trained crews.

Recurring gutter schedules are discounted, and the discount grows with the height of the house.
Commercial Window Cleaning
Commercial work is quoted per property. There is no price-per-window, and any company that gives you one over the phone is guessing at your building.
What we count when we walk your property:
- The window count, floor by floor — first through sixth, because reach changes with height.
- The window type — picture, double-hung or casement, French panes counted individually, plus skylights where present.
- Screens.
- How we reach the glass — ladder size, a water-fed system, or rope access. This is usually the biggest single driver on a commercial building.
- Interior office glass , which is priced differently from exterior windows. A window is a pane that touches outside air and has two separately priced faces. A pane dividing two offices is quoted as one line item covering both sides, because nobody wants one side of an interior partition clean.
- Whether it is all of the windows or a partial clean , and which areas.
- Your schedule. Twice-monthly, monthly, quarterly, biannual, or a one-time clean.
We work around your customers and your staff. If you run a furniture store we are not going to ask you to open early for us. On request we will run your route before you open or after you close, which is usually the right answer for a restaurant with window seating.
Quarterly and biannual schedules come with a discount, and any schedule can be changed or cancelled at any time.
High-Rise and Rope Access
High-rise work is quoted per building and priced off the survey, not off a rate card. What goes into it:
- Building height — both the floor count and the actual feet to the roof.
- Pane count and the number of drops the building takes.
- Rope length required — 150, 300 or 600 feet.
- Roof access type — rubber, rock, shingled, a 42-inch parapet wall, signage, or a roof with gutters. This determines how we anchor, and it can change the job more than the window count does.
- What the building already has — OSHA structural anchors and parapet wall clamps, versus what we have to bring: wire strap anchors, beam clamps, wall rollers, and rope transfer setups.
- Interior height access , where the inside of the glass is above safe ladder reach.
Camelot works from rope descent systems and lifts. We carry commercial liability insurance and workers' compensation and will send the certificate before you book. OSHA fines for unsafe work at height land on the property owner as well as the contractor — hiring a crew with a compliant work-safety plan removes that exposure from you.

Post-construction is quoted per project and scheduled in phases around your build, so finished glass stays protected while the site is still active.
The one thing that moves this price more than anything else is protective film. Builders leave plastic film on new windows; through a Nashville summer that film fuses to the glass, and removing it then is slower, costlier, and carries a risk to the window. Peeled off shortly after the work finishes, it comes away easily. If you have film on your glass, call us before the hot months rather than after — that call is worth real money to you.
Some construction debris we will not take off glass without a written acknowledgment from you first. Cement, mortar and stucco splatter bond to glass, and removing them carries a genuine risk of permanent scratching. We will tell you that before we touch it.
Hard Water and Glass Restoration
Hard water staining is mineral buildup left on glass, most often by sprinklers throwing water onto windows day after day. It does not come off with normal cleaning and needs a separate chemical process. Glass restoration is the same thing under a longer name.
It is a paid add-on to a cleaning, and most customers never need it. If you do have it, we will identify it during the estimate and price it then rather than surprising you on the invoice. Restoring stained glass is substantially cheaper than replacing it, and keeping the glass on a regular cleaning schedule is what stops the buildup from getting to that point.
Recurring Plans and Discounts
Most customers do not want to think about this twice a year, so we schedule it for them.
We recommend quarterly or biannual service for most properties, and both are discounted. For gutters, twice a year suits most Nashville homes — once after the spring seed and pollen drop, once after the leaves come down — with a third clean through storm season for homes under heavy tree cover. For windows, the right interval depends on how close you are to a road, how much pollen you get, and how much you care.
Part of why a recurring visit costs less is straightforward: when we come regularly we are not clearing a year of buildup every time.
Residential recurring service has no contract. You can cancel at any time and nothing is owed.
Commercial schedules can likewise be changed or cancelled at any time.

How much does window cleaning cost in Nashville?
It depends on how many windows you have, what type they are, how high they are, whether you have screens, and which of our four packages you choose. Why will you not just publish a price per window?
Because it would be wrong often enough to be useless. A second-story casement window with a screen and a third-floor picture window are not the same job, and pricing either by the pane would mean overcharging some customers and losing money on others. What we can tell you in advance is exactly what we count, which is on this page.
Do you charge extra for screens?
No. Screens are included in the package price where the package covers them, and if your home has no screens you were never charged for them. There is no separate screen fee.
What is the difference between Plus One and Full Clean?
Plus One gives you one extra service of your choice on top of inside-and-out. Full Clean gives you all of them — screens, tracks and frames. Full Clean is marked Extra Value on our sheet because the step up from Plus One buys you the rest of the services rather than one more of them.
Is gutter cleaning priced separately from window cleaning?
Yes, it has its own price chart, and it can be done on the same visit as your window cleaning if you would rather have us out once instead of twice.
Do recurring plans cost less?

Do I have to be home?
For exterior-only work, no. Anything that goes inside needs someone there to let the crew in.
